Collecting Rent For Your Investment
Our rent collection process is structured, consistent, and clearly communicated to all residents from the start of the tenancy. While we strive to work with tenants when challenges arise, adherence to lease terms and timelines is essential to protecting property performance and owner income.
Rent Collection Timeline
- Rent is due on the 1st of each month
- A grace period is provided through the 3rd
- Rent is considered late on the 4th
- If rent is not received by the 5th, a formal demand for payment and notice to vacate may be issued (depending on weekends and holidays)
- Tenants are encouraged to contact us immediately if they anticipate difficulty paying, communication is absolutely required.
- When no resolution or payment arrangement is completed, eviction proceedings are typically initiated around the 10th of the month.
Our Approach
We understand that life happens and temporary financial challenges can arise. Our goal is not to punish residents, but to maintain consistency, fairness, and compliance with the lease. Open communication is critical. Tenants who communicate early are always given the opportunity to discuss possible next steps within the boundaries of the lease and applicable law.

- Online payment is encouraged for convenience and documentation
- Tenants may visit the office if needed and will always receive a receipt
- Credit cards are not accepted at this time
Early Move-Outs & Enforcement
If a tenant needs to move out early or is unable to fulfill lease obligations, we guide owners through the legal process and move promptly to regain possession and re-rent the property. Strong knowledge of landlord-tenant law and consistent enforcement allows us to act decisively while protecting all parties involved.
