Can I buy the home I am renting?
Our homes are normally long term investments. If your owner is looking to sell we will give you the first right of refusal and see if you can qualify and purchase the home you are already living in.
However, If the owner is not looking to sell but you are looking to purchase and become a homeowner we would love to work with you and represent you as your Realtor along your journey. We offer a discount for tenants who let us represent them during the home buying process and we feel at the end of it all - home ownership is what it's all about!

Can you hold a place before I apply?
Our properties are typically leased on a first-come, first-served basis with a completed application and required fees. We recommend applying as soon as possible to secure your desired home. We will hold a home with an approved application and full security deposit paid for up to 2 weeks only! (*unless other accommodations are previously arranged) -
Do I pay first month’s rent and last month’s rent with my security deposit?
No, Move-in costs vary by property. In most cases, you’ll need to pay the first month’s rent and a security deposit in full, prior to moving-in. The security deposit amount is typically equal to one month of rent and DOES NOT cover your last month! It is used for any unpaid balances, tenant or pet damages and at times does not cover above normal or excessive cleaning, excessive wear and tear or abuse of a property. -
How old do you have to be to apply?
Applicants must be at least 18 years old or the legal age to enter into a lease agreement in Texas.. -
Is the deposit refundable?
Yes. Your security deposit is fully refundable, provided you meet all lease terms and return the property in good condition, aside from normal wear and tear. Deductions may be made for unpaid rent, damages, or cleaning fees. -
You have a property I want to rent. How do I apply?
Applications can be submitted online or in person. Be sure to complete all required fields, submit the application fee, and provide supporting documentation such as proof of income and a valid ID. All applications must be complete to be considered. -
How do I pay rent?
Tenants may pay rent through our secure Rentvine portal, via automatic bank transfer, or by certified funds. We encourage online ACH payments for faster, easier processing. -
I want to get a pet. What do I do?
Please review your lease and reach out to management before bringing a pet into the home. Some properties allow pets with an additional deposit or monthly pet rent, while others may have restrictions and not allow pets at all. There is a $500 fine for unauthorized pets found in the home. I want to move out, but my roommate wants to stay. What do I do?
All tenants are jointly responsible under the lease. If one tenant wishes to stay, they may need to requalify or find an approved replacement roommate. Always contact our office to discuss changes before making a move. -
My lease expiration is coming and I want to move out. What do I do?
Review your lease for the required notice period (typically 60 days notice is required by LRES leases) and submit your written notice to vacate by the deadline. This helps ensure a smooth move-out process and return of your security deposit. -
Who is responsible for paying for repairs & maintenance requests?
We handle all routine maintenance and repair issues. However, if damage is caused by tenant or visitor negligence or misuse, the tenant may be billed for the repair. All requests should be submitted through the tenant portal promptly.
